Welcome to Srent, a rental marketplace connecting landlords and tenants across Sarawak. By accessing or using the Srent mobile application or website, you agree to these Terms of Use.
1. Acceptance of Terms
By creating an account or using Srent, you agree to comply with these Terms of Use. If you do not agree, please do not use the platform.
2. Our Service
Srent provides an online platform where landlords can advertise rental properties and tenants can search, communicate, and inquire about available rentals.
Srent is a marketplace only. We are not the owner, landlord, agent, or property manager of the listed properties unless explicitly stated.
3. User Accounts
Users are responsible for:
- Providing accurate and up-to-date information.
- Keeping login credentials secure.
- Maintaining the confidentiality of their account.
- Being responsible for all activities under their account.
You must be at least 18 years old or have legal permission to use the platform.
4. Property Listings
Landlords are responsible for ensuring that:
- Listings are accurate and truthful.
- Photos represent the actual property.
- Rental prices and availability are current.
- They have the legal right to advertise the property.
Srent may remove listings that are misleading, fraudulent, illegal, or violate these Terms.
5. Tenant Responsibilities
Tenants agree to:
- Provide truthful information when contacting landlords.
- Respect appointments and property viewings.
- Communicate professionally.
- Conduct their own due diligence before entering into any rental agreement.
6. Payments
Any rental payments, deposits, or other financial transactions are made directly between landlords and tenants unless Srent provides an official payment service.
Srent is not responsible for disputes regarding rental payments, deposits, refunds, or tenancy agreements.
7. Prohibited Activities
Users must not:
- Post false or misleading information.
- Upload illegal, offensive, or inappropriate content.
- Impersonate another person.
- Spam or harass other users.
- Attempt to hack, disrupt, or interfere with the platform.
- Use Srent for unlawful purposes.
Accounts violating these rules may be suspended or permanently removed.
8. Communication
Messages exchanged through Srent should remain respectful and lawful.
Srent may review reports of abuse or misuse and take appropriate action where necessary.
9. Intellectual Property
The Srent name, logo, application design, and platform content are owned by Srent or its licensors.
Users retain ownership of the content they upload but grant Srent permission to display and use that content for operating the platform.
10. Disclaimer
Srent does not guarantee:
- The accuracy of property listings.
- That landlords or tenants will fulfill their obligations.
- The condition, safety, or legality of any property.
- Continuous or uninterrupted service.
Users are responsible for verifying property information before making rental decisions.
11. Limitation of Liability
To the maximum extent permitted by law, Srent shall not be liable for:
- Losses arising from rental agreements.
- Financial loss or damages between landlords and tenants.
- Property disputes.
- Indirect or consequential damages resulting from the use of the platform.
12. Account Suspension
Srent may suspend or terminate any account that:
- Violates these Terms.
- Engages in fraudulent activities.
- Misuses the platform.
- Poses a risk to other users or the community.
13. Changes to These Terms
We may update these Terms of Use from time to time. Continued use of Srent after changes are published means you accept the updated Terms.

These Terms are governed by the laws of Malaysia.
